From the initial brief, we will develop preliminary designs which respond to the constraints of the site and user needs etc. These are used to assess the feasibility of the project prior to further detailed work being undertaken.
We have experience in a range of projects from small residential conversions to large multi-storey student accommodation. We aim to ensure that our designs balance form and function in line with our client’s requirements and we will value-engineer solutions wherever possible. We can advise on appointing specialist consultants and contractors in order to complete the required works for each project.
We produce plans, sections & elevations along with a design and access and sustainability statement (as required) for each individual project. As part of the design process we review the viability of each project in line with each Local Authority’s planning guidance and regulations. We co-ordinate the necessary specialist reports and surveys i.e. Arboricultural reports, SuDS & drainage investigations etc. for both planning applications and the discharge of conditions. Building regulation compliance and constructability underpins all of our design work.
We compose technical specifications based on the materials, products and required techniques to be used on-site for each individual project.
We produce construction drawings including detailed drawings showing the construction of key junctions, as well as structural and services layouts and detailed sections. A package of these drawings are then submitted to Building Control or an approved inspector to sign-off compliance with the building regulations. We liaise with, and maintain good relationships with LABC, Building Control and approved inspectors.
We undertake regular site visits to our live projects as required and inspect construction methods on site, to ensure compliance with the required details and specifications, and with our client’s interests in mind. We review practices on site to ensure they are in line with CDM regulation compliance. We perform ‘snagging’ surveys on completion of the project and will advise on any rectifications required.
We will administer and advise on all aspects of the building contract through the full extent of the project from initial procurement, to construction and eventually to handover of the building. This includes the preparation and management of tenders, contract documents, construction progress reports and issuing instructions and certificates.
We can complete measured building surveys and condition surveys as required. We can act as Party Wall or Agreed Surveyor and prepare and issue Party Wall Agreements. This also includes the serving of notice, and schedules of condition etc.
We offer interior design and space planning for our projects including kitchen and bathroom design.
